Green light for SBA’s Vėjo Miestelis: unique concept project to be built in Svencelė

Klaipėda District Municipality has granted permission to SBA Urban, the real estate company of the SBA Group, to develop a unique concept Vėjo miestelis (Windy Town) project near the Curonian Lagoon in Svencelė. The first stage of the development will cover more than 4 ha of land with individual residential houses and public infrastructure. Negotiations with the project’s general contractors are currently being finalised and reservations for the houses have started.

The first stage will include houses, a central park and sports fields

Arnas Bušmanas, Head of Urban WIND at SBA Urban, the company implementing the project: ‘The globally unique concept of the Windy Town has already attracted a lot of interest from the wind sports enthusiast community and others, even before the launch of the project. With the building permit now in place and all the preparatory work completed, we are now starting the official reservations process. The investment in the first stage will amount to more than EUR 10 million, which will not only be used for residential houses but also for active leisure facilities. We see that this will be a place for people who want to get away from the city, but not from sport and the community that it brings together.’

With negotiations with the project’s general contractor nearly completed, construction work on the first stage of the project is expected to start in May.

The first stage will consist of 25 individual, small, 53–94 sqm, sustainable A++ energy class two-storey houses with full finishing. Great attention has been paid to the architecture – each building has its own distinctive features and unique solutions, but blends harmoniously into the surrounding nature.

Parallel to the construction of the residential buildings, the first part of the central park will be built, with ponds and commercial spaces for cafés, shops, and specialised wind and water sports goods and services. There will also be sports fields for tennis, paddle tennis and basketball, and windsurfing schools. This is why SBA Urban has set itself the goal of completing the first stage of construction by next year’s kitesurfing and other watersports season.

36 hectares for community, sport and recreation

‘When designing Vėjo Miestelis, the team paid great attention to architectural solutions that would allow for the creation of a community, from large communal spaces to individual islands for neighbours and friends to spend time. Our goal is to create a year-round oasis of nature, human life and wind sports. The scale of the project and the ideas implemented here will put Svencelė and the region on the global map of tourism, sport and tourist attractions’, – says A. Bušmanas.

The planned investment in the Windy Town will not only attract new inhabitants to the region but also jobs, tourists, wind sports enthusiasts and professionals. It is estimated that the number of visitors will exceed 150,000 per year.

The next stages of the project will include a boat harbour, a co-working space, a hotel, cafés, a beach and a 3-ha central park. It will be packed with activities for residents, visitors and holidaymakers alike, such as hiking trails, ponds, skateboarding and cycling parks, and a recreation area. The entire infrastructure is planned to be adapted for winter activities, such as ice-skating, ice-hockey and other events when the ponds freeze.

The project is one of the first of its kind in the world, and once it is completed in Lithuania, it will be expanded to other countries.
